The Valor Homes rental process is completely free! Whatever monies we collect will be returned to you if you do not reserve a house from us or we apply it to your rent or security deposit if you do reserve a house from us.
The Valor Homes (“VH”) rental process is as follows:
- A free application is submitted by the prospective tenant.
- A viewing of the property is arranged for the prospective tenant.
- After the viewing, if the prospective tenant wants to move forward, then the prospective tenant submits ID and proof of income along with $50 (we accept Zelle to 404-647-9174 or deposit cash or money order into our Bank of America account) ..
- Once step 3 is completed by the prospective tenant, VH will verify the data and should have final approval within 3 business days, but usually much sooner. VH will then communicate whether the application is approved or denied, and the reasons why it would be denied.
- If the prospective tenant was honest on the application and decides not to rent with VH, then VH will return the deposit of $50.
- If the prospective tenant decides to rent with VH, VH will credit the $50 toward what is owed to move in.
- Once final approval is communicated to a prospective tenant, the prospective tenant should deposit one month’s security deposit to reserve the property. The first approved prospective tenant that puts in the security deposit will be able to reserve the property.
- Please note: The equivalent of two month’s rent is required to move in…one month security deposit and one month rent. Please see our website for further details.
PLEASE REVIEW OUR QUALIFICATIONS FIRST BEFORE APPLYING:
- No evictions or eviction filings in the past five years
- 550 credit score for all tenants on the lease
- Must provide ID, 2 months' worth of pay stubs and 2 months bank statements
- Must provide valid social security number
- No Section 8
- Not in active bankruptcy/No felonies
* MONTHLY EARNINGS REQUIREMENTS: Need to earn rent PLUS $2800 each month to qualify
Self-Employed Applicants: If you are self-employed and do not receive verifiable check stubs, you will need to provide 4 months of bank statements to show deposits and they must show the entity paying you.
Uber or Lyft Drivers: Need to provide 4 months of pay history or pay summary along with 4 months of bank statements that match the direct deposits on pay history/summary.
Out-of-State Applicants: If you are transferring with your job to a local branch here in Georgia, you must be able to show proof of transfer (a transfer letter on company letterhead) from a verifiable business. We cannot accept transfer letters from non-verifiable entities. If you are starting a new job in Georgia, we require an offer letter on company letterhead and at least one pay stub.
Important to note...
Security deposit: The security deposit is the same amount as one month's rent. To move in, you must pay the full first month's rent plus a security deposit (no exceptions).
Renters Insurance: You are required to get renters insurance. Renters insurance covers damages to your personal belongings due to fires, break-ins, and water damage from leaks or sewage issues. Valor Homes' insurance only covers the house structure. Valor Homes and Valor Homes' insurance does not pay for the loss of your personal belongings or damages to your personal belongings.
Utilities: Please keep in mind that you are responsible for having utilities (electricity, water, gas, & trash) switched into your name within 5 calendar days of the lease start date. Under no circumstances are we able to leave the utilities on in our name.
Valor Homes reserves the right to decline any customer with one or more eviction filings or anyone who receives poor references from prior landlords. Valor Homes reserves the right to decline any customer who has attempted to commit fraud with regard to their application and/or pay stubs. If you have previously been denied, Valor Homes will not review your application again for at least 45 days.
