The Valor Homes rental process is completely free! Whatever monies we collect will be returned to you if you do not reserve a house from us or we apply it to your rent or security deposit if you do reserve a house from us.
The Valor Homes (“VH”) rental process is as follows:
- A free application is submitted by the prospective tenant.
- A viewing of the property is arranged for the prospective tenant.
- After the viewing, if the prospective tenant wants to move forward, then the prospective tenant submits ID and proof of income along with $50.
- Once step 3 is completed by the prospective tenant, VH will verify the data and should have final approval within 1 week, but usually much sooner. VH will then communicate whether the application is approved or denied, and the reasons why it would be denied.
- If the prospective tenant was honest on the application and decides not to rent with VH, then VH will return the deposit of $50.
- If the prospective tenant decides to rent with VH, VH will credit the $50 toward what is owed to move in.
- Once final approval is communicated to a prospective tenant, the prospective tenant should deposit one month’s security deposit (cash or money order) to reserve the property. The first approved prospective tenant that puts in the security deposit (cash or money order) will be able to reserve the property.
- Please note: The equivalent of two month’s rent is required to move in…one month security deposit and one month rent. Please see our website for further details.
The Valor Homes ("VH") Move in process is as follows:
1. As soon as the home is rent ready, VH will schedule an inspection with the prospective tenant who has reserved the property.
2. At the time of the inspection, the home will not be perfect. All issues will be documented during the inspection, and VH will decide whether to remedy those issues or mark them on the inspection sheet so the tenant is not responsible for them when the lease is eventually terminated. The prospective tenant will receive a copy of the inspection report. VH will remedy any serious issues.
3. Once the inspection is complete, the prospective tenant should deposit the first month's rent (cash or money order) and notify VH of the move in date. The move in date must be no more than 30 days from the date the property is reserved.
4. VH will then generate the lease (1 year duration) and schedule a time for the prospective tenant to sign the lease. The first month's rent must be deposited (cash or money order) before the lease can be signed. The lease signing can be done during the inspection if the prospective tenant has already deposited the first month's rent (cash or money order) 2 business days prior to the inspection date and communicated the move in date to VH.
5. VH will give the keys to the prospective tenant one day before the move in date.
