Renters Insurance: Talk to your local insurance agent to help determine how much coverage you may want based on the value of what you own. In general, renters insurance provides coverage for your belongings, such as clothing, household items and furniture. It also includes electronics and jewelry, although limitations may apply. A renters policy also typically includes personal liability coverage, personal property coverage, and additional living expenses.
 

Removing Someone from the Lease: Provided Tenant is not in default hereunder at the time of giving notice, the tenant that wishes to be removed from the lease may be removed as long as Tenant submits 60 days written notice to landlord and pays an early termination fee of $475.00 before removal . Departing Tenant(s) acknowledges that the security deposit will stay with the property and waives any claim to such security deposit. Departing Tenant acknowledges that he/she remains obligated for any rent, damages, or other amount due under the lease agreement accruing prior to the early termination date or the date he/she vacates the property. If Tenant does not deliver to landlord 60 days written notice and payment of $475.00 within the time period requested, Tenant shall be deemed to have waived his/her termination right. All criteria must be met before departing Tenant's name is removed from the lease. Remaining Tenant(s) assumes all rights, obligations, terms and conditions of the lease agreement. Tenant hereby agrees to waive any and all claims (present, past, and future) associated with the Premises and his/her rights to any security deposit or other right of tenancy under the controlling lease;
Removing Someone from the Lease (month-to-month): Provided Tenant is not in default hereunder at the time of giving notice, all Tenants on the lease must submit a letter requesting removal of the said Tenant from the lease accompanied by a valid I.D. The Tenant(s) that wish to remain on the lease must meet all initial qualifications for the home. If minimum requirements for the home are no longer met, the removal of the said Tenant will be denied. If removed, said Tenant hereby agrees to waive any and all claims (present, past, and future) associated with the Premises and his/her rights to any security deposit or other right of tenancy under the controlling lease.

Having someone else assume an existing lease:  If an existing Tenant wants another person(s) to assume their lease, the new Tenant(s) must be qualified by the Valor Homes credit department.  If the existing tenant has been there less than a year, there will be a charge of $475.  If the existing tenant has been there more than a year there is no charge.  Once qualified, the new Tenant(s) must attend an inspection of the property with a Valor Homes representative to set a baseline for the condition of the home.  Any damages must be paid by the existing Tenant.  Once a baseline for condition is identified, the new Tenant(s) will sign a new lease with the same terms as the existing lease.  

Transferring from an existing home to another home:  Here are the requirements:
1. If transferring before the lease is up, there is a $350 transfer fee that must be paid before transferring.  There is no transfer fee if the existing Tenant is on a month to month lease.  
2. Tenant must have been living in current residence for AT LEAST two years to be eligible to transfer.  
3. Tenant must have a zero ($0) balance to transfer.  Tenant must be 100% caught up with their balance to transfer and no 3 day notices within the last six months.  Tenant must have timely and consistent payment history. 
4. A home inspection of your current rental property must be completed before receiving approval to transfer. House must be in good, clean standing with no major damage at time of inspection in order to transfer. This includes the yard, roof, and gutters.
5. We can only hold a house for 2 weeks, unless it’s a remodel and therefore the remodel is the delay.
6. You must pay a new security deposit for the new home you'd like to transfer to. 
7. Tenant must provide new proof of income to qualify if the new house is going to be more expensive.
8. Tenant can either look on the website for some house options and/or we can give the tenant some options over the phone/email or email them the list of our available homes for rent.
9. Once they have confirmed a house they’d like to transfer to, the tenant is responsible for the following:
a. Paying the per diem for each house the tenant occupies. For example, if the new lease is signed on a Friday for the “new” house however the tenant still occupies the “old” house until Sunday, the tenant occupied two houses for 3 days and will need to pay the per diem for the “old” house.
b. Leave the “old” house clean and Move In Ready or repairs and cleaning cost will be deducted from the security deposit therefore not all of your deposit will be returned to you.
c. Until the tenant does a Move Out Inspection, they have not relinquished the home and therefore are still responsible for paying rent at the old location. The tenant is responsible for letting us know when to schedule a Move Out Inspection with our agent to relinquish the keys.
d. The current home must be left in the same condition as when you moved in.  Grass must be cut, bushes trimmed and gutters clear.  HVAC filters must be cleaned.  No trash left in the home.
e. Tenant must sign a new 12 Month lease.
